TERMS OF SERVICE
Property Rental and Commercial Rental Services
Effective Date: September 22, 2025
1. RESERVATION AND BOOKING POLICY
2. PAYMENT TERMS
2.1 Payment in Full Required - All rental fees, deposits, and applicable charges must be paid in full before occupancy - No exceptions will be made for partial payments or payment plans unless specifically agreed to in writing - Payment must be in the form of certified funds, wire transfer, or other approved payment methods
2.2 Processing Time - Allow 1-3 business days for payment processing and verification - Properties remain available to other potential renters until payment clears and contract is executed
3. CONTRACT REQUIREMENTS
3.1 Signed Agreement Required - A fully executed rental agreement must be on file before occupancy - All parties listed as occupants/lessees must sign the agreement - Electronic signatures are acceptable if using approved platforms
3.2 Contract Terms - Rental agreements contain specific terms regarding use, occupancy limits, and restrictions - Violation of contract terms may result in immediate termination of rental privileges
4. PROPERTY AVAILABILITY
4.1 No Hold Policy - Properties will not be held or reserved based on verbal commitments or inquiries - Availability is subject to change without notice until booking is confirmed per Section 1
4.2 Competitive Booking - Multiple parties may be interested in the same property - Priority is given to the first client who completes both payment and contract execution
5. CANCELLATION AND REFUNDS
5.1 Cancellation Policy - Cancellation terms are specified in individual rental agreements - Refund eligibility depends on timing and circumstances of cancellation
5.2 Refund Processing - Approved refunds will be processed within [7] business days - Refunds will be issued to the original payment method
6. PROPERTY TYPES COVERED
These terms apply to all property rentals offered, including but not limited to:
- Residential properties (short-term and long-term)
- Commercial spaces
- Event venues
7. LIABILITY AND RESPONSIBILITIES
7.1 Property Condition - Tenants are responsible for maintaining property in good condition - Any damages beyond normal wear and tear will be charged to the tenant
7.2 Insurance - Tenants are required to maintain appropriate insurance coverage - Property owner's insurance does not cover tenant's personal property or liability
8. COMPLIANCE AND LEGAL
8.1 Local Laws - All rentals must comply with local zoning, occupancy, and rental regulations - Tenants are responsible for adhering to all applicable laws and regulations
8.2 Governing Law - These terms are governed by the laws of Ontario - Any disputes will be resolved in the courts of [Jurisdiction]
9. MODIFICATIONS
9.1 Changes to Terms - These terms may be updated periodically - Current terms are available at TimminsPremierRentals.ca or by request
9.2 Individual Agreements - Specific rental agreements may contain additional or modified terms - Individual rental agreements take precedence over these general terms
